Cocoa's historic neighborhoods and old-growth trees are beautiful, but they create serious gutter maintenance demands. Here's what Cocoa homeowners need to know to protect their properties.

Cocoa is one of the most historically rich cities on Florida's Space Coast. The Cocoa Village district, the waterfront neighborhoods along the Indian River, and the established residential areas that grew up around Kennedy Space Center workers in the 1950s and 60s give Cocoa a character you don't find in newer developments.
Those same established neighborhoods come with large canopy trees, oaks, magnolias, pecans, that have been growing for decades. And those trees mean gutters that fill up faster than most homeowners realize, on homes where water damage is a real and serious risk.
On a newer home, a season of clogged gutters is an inconvenience. On a home built in the 1950s or 1960s, it can be a much bigger problem.
Older construction often has original or early-replacement wood fascia boards, aging roof decking, and less robust waterproofing at the roofline. Water overflow from clogged gutters can reach surfaces that weren't designed to be repeatedly saturated. The result is rot, mold, and eventually structural issues that are expensive to repair.
We routinely see Cocoa homeowners dealing with fascia replacement, soffit repairs, and even interior ceiling damage that traces directly back to gutters that weren't maintained. Compared to those repair costs, regular gutter cleaning is a very inexpensive form of insurance.
For most Cocoa homes with significant tree coverage, we recommend cleaning at minimum twice per year: in the spring (April–May) after the heaviest pollen and oak tassel season, and in the fall (October–November) after leaf drop. Homes directly under large oaks or magnolias may need cleaning three times per year.
Most of Cocoa's older homes should not be pressure washed at high pressure. Painted block, older stucco, and wood trim are all vulnerable to damage from high-pressure water, paint strips, old mortar cracks, and water gets behind the surface where it causes hidden mold and structural damage.
Low-pressure soft washing is the right approach for Cocoa's residential exteriors. The cleaning solution does the work, killing algae and mold at the root and rinsing away cleanly without damaging paint or old masonry. The results last longer than pressure washing and the risk of surface damage is essentially zero when done correctly.
