How Often Should You Pressure Wash Your Home in Florida?

Florida's heat, humidity, and salt air create a perfect storm for algae and mildew. Here's the maintenance schedule every Space Coast homeowner should follow.

One of the most common questions we get from Melbourne and Space Coast homeowners is: how often is too often? Or more realistically: how long can I go between cleanings without causing problems?

The honest answer is that Florida is one of the harshest states in the country for exterior surfaces. The combination of year-round heat, extremely high humidity, frequent rain, coastal salt air, and abundant organic growth means your home's exterior needs attention more regularly than if you lived in, say, Colorado or New England.

Recommended Cleaning Frequency by Surface

House Exterior (Soft Wash): Every 12–18 Months

Florida's humidity means algae and mildew can establish themselves on siding, stucco, and painted surfaces within a year. Most of our customers on annual maintenance plans are shocked at how much builds up in 12 months: especially on shaded north-facing walls. Letting it go 2+ years allows organic growth to establish deeper roots and makes removal harder and more expensive.

Roof Cleaning (Soft Wash): Every 2–3 Years

Algae growth on roofs (that characteristic black streaking you see everywhere in Brevard County) typically takes 2–3 years to become visually significant, but the organism has usually been there longer. Regular cleaning at the 2-year mark prevents the growth from reaching the point where it actively degrades your shingles.

Driveways & Concrete: Every 12–24 Months

Concrete and pavers accumulate algae, mildew, vehicle fluids, and general grime. In shaded areas or spots that stay wet, you may see green algae appear in under a year. Driveways with heavy vehicle traffic and oil drips will need more frequent attention.

Pool Decks & Patios: Every 12 Months

Pool decks are constantly wet and therefore prime territory for algae and mildew. Beyond aesthetics, algae on a pool deck is a slip-and-fall hazard. Annual cleaning is the right interval for most pool decks in our area.

Screen Enclosures: Every 12–18 Months

Screen enclosures collect algae on the frame and screen panels. Beyond looking dirty, buildup restricts airflow. Florida screen enclosures generally benefit from annual or bi-annual cleaning.

Factors That Speed Up Buildup

  • Heavy tree cover: shaded areas stay moist and are prime for algae
  • Proximity to water (ponds, canals, the ocean): moisture and spores are constantly in the air
  • North-facing surfaces: less sun exposure means more moisture retention
  • Older homes with more porous surfaces: more surface area for organisms to grip
  • Low-slope roofs: water sits longer and encourages growth
