There's no shortage of guys with a pressure washer and a truck in Brevard County. Here's how to tell the difference between a professional and someone who could damage your property.

Spring rolls around, you notice the driveway is green, the roof has dark streaks, and you decide it's time to get the house cleaned. You search online and find a dozen companies: some with slick websites, some just a Facebook post, some leaving flyers on your door after a storm. How do you know who to trust with your property?
After years of working on the Space Coast, we've seen the aftermath of bad pressure washing: gouged driveways, damaged roofs, dead landscaping, and flooded interiors. Here's what to look for before you hire anyone.
This is the most important box to check. An unlicensed contractor has no accountability. If something goes wrong: a cracked window, a damaged roof, a water leak: you have no recourse. General liability insurance protects your property in the event of an accident. Ask for proof of insurance before any work begins. A legitimate company will have it ready.
If a company says they pressure wash everything: roofs included: that's a red flag. Roofs require soft washing (low pressure + cleaning solutions). High-pressure washing on a roof damages shingles, strips granules, forces water under the surface, and can void your manufacturer's warranty. Any company that doesn't know this or dismisses it isn't someone you want near your roof.
Ask directly: 'How do you clean roofs?' If the answer doesn't include soft washing or low-pressure methods, move on.
A 5.0 rating with 8 reviews is very different from a 4.8 with 200 reviews. Read what people actually say. Do they mention showing up on time? Protecting the landscaping? Communicating clearly? Being transparent about what was and wasn't possible? Those specifics tell you more than a star count.
Some companies are primarily sales operations: they take your call, book the job, and send out a subcontracted crew you've never spoken to. That's not necessarily bad, but it's worth knowing. Owner-operated companies tend to be more accountable: the person whose name is on the business is the one showing up and standing behind the work.
After a hurricane or major storm, out-of-town contractors flood the Space Coast looking for quick work. They're often unlicensed, uninsured, and gone before you discover any problems. If someone knocks on your door after a storm with an unusually low quote and wants cash up front, be very cautious.
A professional company will walk through the scope of work with you: what will be cleaned, how, with what materials, and what the final number is before they touch anything. Vague quotes that change after the job starts are a common complaint. Get it in writing.
Ask what cleaning solutions they use and what precautions they take around landscaping. A company that pre-wets and post-rinses your plants before and after applying chemicals is one that pays attention to the details that matter. At Surfside, we always protect your landscaping: no exceptions.
